Adoor Property Management (APM) is a joint venture between Rithm Capital and Darwin Homes. APM is the property management platform for Rithm Capital’s build-to-rent and single-family rental (“SFR”) homes. APM manages the portfolio using Origin, Darwin Homes’ turnkey technology management platform. APM leverages Darwin’s proprietary software and end-to-end real estate platform, positioning the venture as a leading player in the SFR industry and enabling Rithm to focus on capital allocation and strategic decision-making.

*This is a hybrid role and will require 3 days a week in our Peachtree/ATL Office*

Position Summary:

We are seeking a highly motivated and customer-focused Resident Services Coordinator to join our growing team. This role is responsible for ensuring a positive resident experience from move-in through move-out. You’ll play a key part in resident retention, communication, and account resolution, while working across multiple departments to support residents and maintain occupancy standards.

Key Responsibilities:

  • Renewal Outreach: proactively reach out to residents with upcoming lease expirations through email, phone, and text to encourage renewal and answer questions.
  • Retention Efforts: connect with residents who have submitted a notice to vacate to understand their reasons and attempt to retain them through incentives or pricing adjustments.
  • Negotiations: work with internal pricing teams to negotiate fair and competitive renewal rates based on market trends and resident feedback.
  • Delinquency monitoring: contact residents with outstanding balances to discuss payment options and ensure lease compliance.
  • Occupancy Checks: Coordinate and schedule occupancy checks to confirm property status.
  • Move-Out Coordination: guide residents through the move-out process, ensure proper communication, and facilitate smooth transitions.
  • Security Deposit Return: send final account statements and coordinate timely processing of security deposit returns or balances owed.

Basic Qualifications:

  • 2+ years of experience in property management or customer service, preferably in the single-family rental (SFR) industry
  • Strong written and verbal communication skills
  • Previous experience handling high call volume & multitasking efficiently
  • Comfortable working with property management software, CRMs, and resident portals
  • Conflict resolution and negotiation experience
